Question

I want to know if a rate of $.198/ month is appropriate for a 23,000 sq. ft. building with regular general maintenance. All the office rooms are carpet. There is approximately 6,000 sq.ft. of linoleum flooring which will require finishing. Includes carpet cleaning. It will be done 6 days a week and I will include exterior cleaning (picking up paper cups, trash, debris) We are charging $4,554.00 a month.

Answer

My initial observation is that a monthly rate of $.198 is a little high for janitorial alone, but slightly low when you include carpet and floor care. When you present a grocery list (so to speak) of carpet and floor care prices and frequencies, a customer can pick and choose according to their budget and appearance needs. Of course, adjusting project frequencies re-formats overall costs. If you establish a slightly lower nightly janitorial rate, and offset this by an itemized carpet and floor care price list, you open up communications for overall price negotiations. If a contract is not win/win, someone will be disappointed.
