Question

1) How much is school construction clean-up by sq. ft. in central Florida and what is the rate per sq. ft. per hour? 2) How would you bid a construction clean-up on a school of 97,000 sq. ft. with 13 restrooms and 600 windows on two floors? It has tile and carpets and the sidewalk needs pressure washing.


Answer

There are so many factors involved that fixing on a certain price or charge per sq. ft. is dangerous when you don't have all the facts. What may work for one company may not work for another, depending on your skills, experience, and other resources. There are several industry pricing guides on the market that may provide ballpark facts and figures. One that I know of is the Blue Book. Visit: www.bluebook.net
Question #2 is sparse on specific information, so only general thoughts can be offered. Your bid will be based on how long it takes you to do the job (labor costs) and how much profit you wish to make from taking it on.
The exact time can be known only from experience. How fast can you clean this type of property? 100 sq. ft. per hour, or 1000 sq. ft. per hour? How much tile is there and what needs to be done? Sweep and mop? Scrub and finish? How many coats?
Is the carpet spotted? Will vacuuming do the job? What do you have available for vacuuming? Back-packs? Wide-area vacs?
How much sidewalk is there? Do you have a pressure washer or must you rent one? What is your production rate with that particular pressure (psi) and nozzle (gpm)?
If you are contemplating a job this size, but have little or no experience, the answer to the how-to-bid question is, “Very carefully” Perhaps gaining experience on smaller projects which present much less room for error and risk would be a way to start.
