Question

I need to submit an estimate to clean a building in Miami, FL that is 30,000 sq. ft. and needs to be done 5 times a week. Most of the building is office with carpet, with a few areas such as the restrooms and kitchen that have tile. I just want to start my business now. Do you have any suggestions on how to estimate this job?


Answer

I have helped several dozen contractors with bids on the Ask the Experts board. However, when it comes to bidding 30,000 square feet, the margin for error is compressed. In other words, just being off 10% on your labor projection could make a difference between success and failure. With that said, your pricing will probably range between $2400 and $4500 a month.

Without knowing the exact cleaning specifications, workload density, use of building, customer expectations, type of tenants, existing productivity rating for your crews, your local labor rate (and the list goes on), it is only guesswork.

My recommendation before budding on a building this large would be to read Bill Griffin’s book How to Sell and Price Contract Cleaning, or to use our JanBid software. When you Google janitorial bidding programs, you will also find other software approaches. Just be leery of oversimplified programs, because you need exact numbers. The important thing is to become a bidding expert before you move ahead and tackle accounts this size. Without full information and the right tools, it could be like you or I trying to perform a root canal operation.
