Question

I am about to bid on the janitorial services for the offices of a group of doctors. The office space is 8,000 square feet, on 2 floors in NYC. Cleaning and disinfecting 30 exam rooms, 8 bathrooms, 4 Labs. Do you have any suggestions in pricing this? I am not sure of the monthly budget.

Their monthly budget is of little concern unless it is too low for you to do the work and make a profit.
Medical cleaning goes slower than regular offices. The exam rooms, as you note, need cleaning and disinfection, and that will take longer. You need to determine what they want looked after. Just floors, sinks and counters, or all surfaces including those on the tables and chairs.
What is done in the labs? Are they making plaster casts and asking for dust removal? Are there certain pieces of equipment you have to wipe down? What is on the floors and what do they wish them to look like? Do they have a specific disinfectant they require you to purchase and use?
In NYC, what are your parking costs?
You need to ask a lot of questions such as these to price correctly? As always, it is a function of time and materials. And profit for the company.
