| What should I bid to strip, seal, and refinish a church with 5,000 sq .ft. of vinyl flooring? How long should it take? How many men do I need?

Our contract division recently finished a church with 5,000 sq. ft. It included 2 rest rooms, 2 classrooms, a kitchen, and hall. It took 3 men 4 ½ hours (13.5 man-hours). The crew used a 20” buffer with a shower feed and utilized a double pass. Edges were detailed by hand. The solution was squeegeed into large puddles and then wet vacuumed up. Only 3 coats of finish were required, all furniture was moved, and there was no heavy finish build up, making the job easy (a rarity). Production time was 1,111 square feet per crew hour and the hourly gross was $129 at 35 cents a square foot. However, cleaning variables impact every job. Such things as: finish build up, which could require 2-3 strips and add 50% more labor, moving of furniture, which could add 20%-30% to labor, size of machines, altering production times +or– 20%, efficiency and experience of crew, size and number of rooms (more rooms equals more edge work and can take 10% longer), drying times (humidity and airflow), number of finish coats applied (desired gloss level and solids content of the finish), and the discount offered to an existing customer with anticipation of on-going repeat business. To place this into prospective, to earn the same $129 an hour for 3 men you could be as low as 25 cents a square foot or as high as 50 cents a square foot. The pre-assessed cleaning variables must be taken into consideration for each job. As in all bid work, a sliding scale is the safest way to proceed.
