| How much should I charge to strip and refinish 3,100 square feet of vinyl tile in a factory office and two break rooms? I was informed that cost per square foot rates have gone up to an 18-30 cent range. If I went with that information does that include materials, equipment, overhead expenses? Does it also factor in the labor by using the ISSA benchmark?

The price you suggested would likely earn you $20 an hour net. Contractors with offices, crews, and extensive equipment would likely double that rate ($.30 - $.50). Just moving all the furniture is a job in itself. However, if this is an existing janitorial contract you might extend a 20% discount. And, don’t forget to offer a price for burnishing. A deep strip and applying 4 coats would likely take you over 10 man hours when moving all the furniture. The $.18 -$.30 price per square foot might be appropriate for a scrub and top coat or stripping out an 80,000 sq. ft store. To strip at $.40 a square foot, and pay one helper plus supplies would probably earn you $70 an hour. However, if the floor has 15 coats of buildup, then plan on 40% more labor and stripper. Conversely, a neglected, heavily soiled floor with no finish is relatively easy to strip. The first time you perform a deep strip, you never really know how long it will take. You can’t always tell how many coats are still on the floor, how often it was burnished, the humidity and dry time of the finish, skill of your helpers, etc. These all affect your production time, which in turn reflects on projected pricing.
