| I have a floor in a Boys and Girls Club that was recently tiled with VCT. We washed it really well and put down three coats of finish to seal it, but the children still have managed to cut through this all and there are now deep cuts and scratches in the tile. The tile is white, so the scuff marks look awful. The tiles appear to be so soft. How can I protect and maintain a high quality shine on these floors?

Answer#1: Your key to maintaining desirable appearance levels will include a regular burnishing program. Most jan/san suppliers will stock a selection of floor finishes varying from a softer product for higher frequencies of burnishing to harder finishes for lower frequencies of burnishing. The advantage of burnishing is that it hardens the finish by a thermo-molecular process. You should strive to keep a minimum of three coats of finish on the floor at all times so the product responds to burnishing. Answer #2: As stated above, burnishing will harden the finish and make scuff marks disappear and reduce scuffing. However, anything that actually cuts and scratches the tile thru the finish will continue to do so until the source of such damage is found and eliminated. Damage to surfaces is not repairable by increased cleaning efforts. If the cause is chair and desk legs there are paste-on floor protectors available. If the cause is improper footwear, some restrictions should be put in place. In short, what are the building’s users doing that causes such severe damage to the floors? Lynn E.
